Process to buy new plot to build your dream house
There are many bureaucratic process and paper work has to be done to buy new plot and before building the house. It is better to get no objection certificate from government to avoid any issue at later state.

Here is checklist before buying a residential plots:
1. Research: Market trends, location, and developers.
2. Verify documents: Title deed, encumbrance certificate(property certificate), property tax receipts.
3. Check land use: Zoning regulations(how a property can be used), agricultural or residential use.
4. Inspect plot: Boundaries, size, and condition.
5. Consult experts: Lawyers, real estate agents.
6. Check approvals: Building plan, environmental clearance.
7. Negotiate price: Consider market value, location.
8. Sign sale agreement: Include payment terms, possession date.

It is done to get legal ownership of land. You may purchase a plot for a certain amount from the previous owner. However, to make the purchase legal and get the ownership of the land in your name, you need to get it registered.
The land registration process in India is done at the sub-registrar's office. The charges for land registration differ from one state to another as per the required formalities. You need to pay the stamp duty at the office and get other formalities done to complete the land registration process. Both online and offline modes are available. Nevertheless, you need to physically visit the office of the sub-registrar to do formalities like fingerprint, photos.
It is advisable to secure boundaries to avoid of annexation by bad people of society.
It is a process of updating the land revenue records with the local revenue authority to reflect a change in ownership & other property details. It is called as Patta, Dakhil Kharij & Namantran.

Verification: The authorities will verify the documents and may conduct a field inspection.

Receive Mutation Certificate: Upon successful verification and payment of fees, the mutation certificate will be issued.
This allows government to keep a check on the growth of illegal colonies. NOCs from the department concerned is mandatory for the transfer of land or building new house. It is advisable to buy only NoC certified land.

Submit an application for an NOC for transfer of immovable property to the relevant authority, such as sub-registrar or the revenue department (Town & planning department, Nagar nigam & Collectorate)
